PAMERA North America Acquires Prestigious Mixed-Use Property at 9 Great Jones Street in New York

PAMERA North America, LLC (PAMERA NA), headquartered in New York City and part of the Munich-based real estate family and investment office PAMERA Real Estate Group, has acquired the mixed-use property at 9 Great Jones Street in NoHo, Manhattan. It marks the eighth U.S. investment for PAMERA NA.

The property comprises four generously proportioned loft-style apartments of approximately 1,950 square feet each, alongside two larger commercial units. The building is currently fully leased.

The ground floor and lower level are anchored by ACME and The Nines, two well-known hospitality concepts regarded as established institutions of New York’s restaurant and nightlife scene, both operating under a long-term lease. ACME has occupied this address since 1986; The Nines opened on the ground floor in 2022 as a supper club with live music and today ranks among the city’s most sought-after restaurants. The second-floor space is leased to an Australian interior architecture practice.

Great Jones Street ranks among Manhattan’s most sought-after and, at the same time, most supply-constrained locations. In recent years NoHo has developed into one of New York’s most dynamic retail and residential submarkets; neighbors include the well-known private club Zero Bond, the restaurants Il Buco and Indochine, and the Public Theater. Subway access via the Bleecker Street and Broadway–Lafayette stations is excellent.

PAMERA’s value creation strategy centers on targeted refurbishment measures enabling in-place rents to be brought to market level, the option of converting the second-floor commercial space to residential use, and maximizing rents on the hospitality space.

Property management will be handled by Canvas Real Estate. Financing is provided by Peapack-Gladstone Bank. Newmark brokered the transaction on behalf of the seller.

Cord Ernst, Managing Partner of PAMERA North America: “9 Great Jones matches precisely the profile we are looking for: an architecturally distinctive building in an irreplaceable location, fully leased, with a clearly defined path to value creation. Assets of this quality rarely come to market in NoHo.”

Karl Groß von Trockau, Managing Partner of PAMERA Real Estate Group: “We are consistently pursuing our countercyclical investment strategy in the United States. Manhattan continues to offer attractive entry points for well-capitalized investors with strong local expertise – particularly in smaller mixed-use assets in prime locations, where institutional competition remains limited.”
