The residential project LEON11 at Leonrodstrasse 11 in Munich-Neuhausen has received an award at “Residential Buildings of the Year 2026” (Wohnbauten des Jahres 2026). The award ceremony took place in Munich on 22 October 2026. An expert jury selected LEON11 as one of the 50 best projects from Germany and abroad, which are presented in the Callwey yearbook “Ausgezeichneter Wohnungsbau 2026”. Launched in 2019, the award is presented jointly with partners including the German Federal Chamber of Architects (Bundesarchitektenkammer), DBZ Deutsche BauZeitschrift and Messe München.
The developer and building owner is LÖWENLAND Verwaltungs GmbH; the project is developed and managed by PAMERA Real Estate Partners GmbH. Design and planning are by HPP Architekten.
The building was constructed in the 1950s as a residence for postal employees and later operated as a hotel. Instead of demolition, PAMERA opted for a core refurbishment and a two-storey rooftop extension. The result is 37 condominiums with approximately 2,875 m² of living space, ranging from one-room apartments to a 126 m² penthouse maisonette.
By retaining the load-bearing structure, around 1.6 million kWh of embodied energy were preserved and roughly half of the CO₂ emissions of a comparable new build were avoided. The building meets the KfW Efficiency House 55 EE standard (energy efficiency class A+). A landscaped courtyard, photovoltaics, a heat pump, an integrated smart-home system and a mobility concept with a bicycle workshop, cargo bikes and car sharing complete the concept.
“This award confirms our approach: existing buildings are a resource. With LEON11, we demonstrate that a core refurbishment can achieve new-build quality in both ecological and design terms – and deliver long-term value as an investment,” says Christoph Zapp, Managing Partner and CIO of PAMERA Real Estate Group.
